    Massachusetts affordable manufactured home project nearly sells out months after opening

    A company called Teton Management is building a new manufactured home community in Pittsfield, Massachusetts, pointing to how strong demand remains for lower-cost paths to homeownership. 

    Here’s what to know

    Teton Management plans to sell 22 homes across three phases. The first phase, which advertised six homes and launched in May, has already basically sold out, iBerkshires reported. 

    George Whaling, president of Teton Management Corp., said the project is aimed at buyers who want more room and long-term stability than apartment living provides but cannot afford a standard single-family house.

    “We can get folks into a home at Allendale Pines North for essentially a couple of $100 less than what it would cost for someone to rent a three-bedroom of the same quality,” he said, according to iBerkshires.

    The homes are cheaper than a regular house of the same size. Each home has about 1,280 square feet, with three bedrooms and two bathrooms, with a price range of about $200,000 to $240,000. Similarly sized non-mobile homes are roughly $350,000 to $425,000. 

    Plus, the $550-a-month lot rent also covers taxes, water, sewer, and maintenance. 

    Modular housing is generally more resource-efficient to build compared to traditional homes. Since the modular homes are built in a factory, there is less material waste and fewer weather-related delays. 

    Fitting the 22 modular homes into a planned community, rather than homes on separate lots, is also more land-efficient. 

    Teton’s plan also includes a walking path connecting the Ashuwillticook Rail Trail, which supports non-driving access to nearby trails. 

    What’s being done?

    Work is continuing on the remaining stages of Allendale Pines North, with six homes planned in Phase 2 and another 10 in Phase 3.

    Whaling said the entire project is expected to cost $1.65 million, with the final two phases targeted for completion by spring 2027.
